Making Exterior Changes to Your Home: How The Process Works

Before beginning any exterior home improvement project in Longbrooke, homeowners must submit a request for review by the Architectural Control Committee (ACC). This ensures projects meet community standards and align with Longbrooke’s governing documents.


What Does the ACC Review?

The ACC is responsible for evaluating all proposed installations, replacements, or structural changes. The committee ensures:

  1. High quality of workmanship and materials
  2. Harmony of external design with nearby homes
  3. Appropriate placement, considering the home’s topography and grade
     

Step-by-Step Process:

  1. Submit Your Request:
    Homeowners must provide detailed plans and specifications to the Architectural Trustee. These will be shared with the ACC for review.
  2. ACC Review & Recommendation:
    The ACC reviews all submitted materials and votes to recommend approval or denial.
  3. Board Decision:
    The Architectural Trustee then presents the ACC’s recommendation and all supporting documents to the Board of Trustees, who make the final decision.
  4. Official Response:
    A formal letter signed by the Architectural Trustee will be sent to the homeowner indicating whether the project is approved or denied. If denied, the letter will explain why and offer possible solutions.
  5. Important Reminder:
    No work may begin until the project has been approved by the Board and any required permits have been obtained from the City of Berea.
     

Examples of Projects That Require Approval:

  • Shed installation or replacement
  • Patio additions or changes
  • Room additions or other structural changes
  • Roof repairs or full replacement
  • Swimming pool installation
  • Driveway replacement or redesign 
  • Hot tub installation
  • Solar panel installation
  • Fence installation or replacement
  • Any other exterior change, addition, or replacement

How the ACC Makes Decisions

The Architectural Control Committee (ACC) reviews all requests in accordance with Longbrooke’s Governing Documents, specifically the Deed Restrictions/Declarations, which govern property use within the community. The committee also follows established precedent set prior to its current tenure. While individual members may not have created these standards, it is our responsibility to interpret and apply them as consistently and fairly as possible.
